•Review the contract, drawings, client requirements, applicable specification and standards and understand scope of work to work breakdown structure.
•Work with project construction manager to develop project governance to provide a comprehensive, consistent method of controlling and ensuring project success. Identify who will be involved, what resources are necessary, and general approach to complete the work.
•Establish the total scope of the effort, define and refine the project objectives, and develop the course of action required to attain those objectives, exploring all aspects of the scope, time, costs, quality, communication, risk, and procurements.
•Initiate the project management plan and the project documents, drawing, stakeholders, requirements, available resources. Use progressive detailing, rolling wave planning, of the project plan indicating that planning and documentation are ongoing processes.
•Plan is the process of documenting the actions necessary to define, prepare, integrate, and coordinate all subsidiary plans. The project management plan becomes the primary source of information for how the project will be planned, executed, monitored and controlled, and closed. The following is the planning process:
Collect requirements or defining and documenting stakeholders’ needs to meet project objectives.
Define scope or developing a detailed description of the project and product.
Create Work Breakdown Structure is the process of subdividing project deliverables and project work into smaller, more manageable components.
Define activities or identifying the specific actions to be performed to produce the project deliverables.
Sequence activities of identifying relationships among the project activities.
Estimate activity resources or type and quantities of material, people, equipment, or supplies required to perform each activity.
Estimate activity durations or approximating the number of work periods needed to complete individual activities with estimated resources.
Develop schedule or analyzing activity sequences, durations, resource requirements, and schedule constraints.
Estimate costs or developing an approximation of the monetary resources needed to complete project activities.
Determine budget or aggregating the estimated costs of individual activities or work packages to establish an authorized cost baseline.
•Utilize Project Management tools such as Primavera and Microsoft project to facilitate schedule development and cost breakdown.
•Follow up with the site quantity devourer and material coordinator to evaluate and incorporate scope changes to the schedule and budget.
